Imperial Golf Estate

9 HOLES · PAR 36

Imperial Golf Estate, at Mullanpur Dakha off Ferozepur Road in Ludhiana district, is a luxury villa-and-plots township built around a Nicklaus Design course. It is built, not merely marketed — and that is settled from outside the developer's own copy. The course opened in 2016 (the site's media page carries an "Inaugural Trophy 2016" and a golf course launch event; a directory scorecard gives a 2016 build year), and in January 2018 Life in Chandigarh reported the course "in all its pristine glory is fully functional" alongside a completed 10-acre clubhouse. Most decisively, the fifth leg of the PGTI NexGen tour was played here on 17-20 June 2025 and covered by The Tribune and by Tee Time Tales — a professional tournament is direct, dated, independent evidence of a course in play, and it is what the operating status rests on rather than the developer's site.

What we knowEverything on file, and what the sources disagreed about

Where the developer's copy does not survive checking is the size of the course. The official site says the course "has been conceived as an 18-hole, par-71 course", and the homepage sells the estate as being built around "Punjab's only 18-hole Nicklaus Design Championship Golf course". That is design intent written in the present tense. Three independent sources agree precisely against it: The Tribune, reporting from the tournament itself, states that "The Imperial Golf Estate is a par-72 nine-hole course where the nine holes are played twice to comprise a round"; Tee Time Tales says the same; the published scorecard is a nine-hole card (par 36, 3,621 yards off the black tees); and the 2018 account described the second nine as a phase-two plan. The best-supported reading is therefore nine holes, par 36, with the developer's 18-hole/par-71 claim standing as an open contradiction. Nothing found suggests the second nine had been built by mid-2025.

The project also went through insolvency: the NCLT approved a resolution plan on 24 May 2023, the plan took effect on 27 July 2023, and Malhotra Realty took over the following day — after which the site announced on 1 August 2023 that the golf course "is now operational" (a re-opening under new management, not a first opening) and set golf membership at ₹25,00,000 plus applicable GST effective that date. That price has not been publicly revised since. The developer's site is genuinely maintained, posting dated homeowner notices continuously from July 2023 to a Periodic Project Update dated 2 March 2026, though those notices concern the residential build-out rather than the course. No independent account of current course condition, green fees or visitor access was found.
